You will agree that the roof on your building is a Major Financial Investment, protecting everything and everyone inside for an extended period of time. However, roofs are exposed to severe and relentless forces, such as; the suns heat, U.V. rays, thermal shock, building movement, ponding water, and many miscellaneous abuses. Since the roof is not visible its condition is usually unknown until leaks develop and interior components become damaged and a safety hazard is created.

  • Maintaining the integrity of the roof is of the utmost importance. Pro Tech Roofing, Inc. has developed a maintenance division that will meet the needs of any roofing system.  We will provide a maintenance program per the manufacturer’s specifications.

    Roof inspections should be done at least once a year, to allow for proper budgeting and scheduling of all repairs and maintenance.

    No matter what kind of roof your building has, (i.e. Metal, build up, single ply) we can create a maintenance program to match your needs.

    There are many items that affect the durability and water tightness of your roof, that you should be aware of, that could void that warranty. Items such as; poor drainage, petroleum products, animal fats, chemicals, foot traffic, roof alterations, HVAC repairs, ETC. 

    With scheduled inspections and maintenance the warranty of your roof can be protected and the life of your roof can be greatly extended. GAF offers an extension clause on their warranties. (see warranty for details). We at Pro Tech Roofing Inc, have a maintenance program designed to protect and maintain your warranty and roof. Included are: (1) Regular visits by a qualified Technician, to inspect your roof and provide you with a written report, keeping you up to date on the condition of your roof. (2) Required cleaning and miscellaneous maintenance, to protect the roof from premature failure. (3) Provided at additional costs; necessary repairs and improvements, done in accordance with the manufactures requirements, so that your warranty will remain in effect, and qualify for the Manufacturers Warranty extension previsions.

    We at Pro Tech Roofing Inc, recommend 2 Scheduled Maintenance visits per year; Spring & Fall.

    Roof Maintenance Schedule

    1st inspection will include:

    • Condition of roof
    • Necessary repairs and cost
    • Suggested schedule (2, 3, or 4 times a year and cost
    • Suggested preventive measures and cost
    • Roof access form (recommended for accountability)

    Inspection shall include:

    • Check that ponding water is drained from the roof within 48 hours following rain
    • Insure that walk pads, fixtures, equipment panels and all metal work (i.e. coping caps and edge metal systems) and any rooftop accessories are attached securely
    • Ensure that the roofing material is not exposed to contaminants potentially harmful to the roof system, (i.e. petroleum products, oil, grease, Freon, acids, solvents, and animal fats)
    • Locate leaks and determine cause

    Inspection report listing:

    • Condition of roof
    • Work done
    • Leaks found needing repair and cost of repair
    • Suggestions for preventive wear and tear
    • Date of inspection

    Maintenance shall include:

    • Keep the roof surface clean at drain areas to avoid clogging
    • Remove any debris that has accumulated anywhere on the roof being especially concerned with small sharp objects such as nails, screws, glass, and metal trimmings.
    • Maintain sealants/caulking of counter flashings, metal curbs and metal ducts, and termination bars
    • Clean roof of hand prints, footprints, general traffic grime, industrial pollutants and environmental dirt, to maximize reflectivity (every two years)
